Nvidia has agreed to provide a guarantee of as much as $105 billion supporting OpenAI's lease of a vast artificial-intelligence data center planned in Pike County, Ohio.

The campus, under development by SoftBank-owned SB Energy, could eventually reach eight gigawatts. Its first 800 megawatts are expected to become operational in 2028, while OpenAI has committed to leasing the facility for 20 years. Nvidia will be its exclusive chip supplier and will also invest $1.5 billion in SB Energy.

The project illustrates how the AI industry is moving beyond conventional property development. Access to land, electricity and grid infrastructure is now being secured through complex arrangements involving technology companies, developers and long-term financial guarantees.

The financing structure has not yet been finalized. According to Reuters, it is expected to include equity, project-finance loans and potentially public debt.
